Proposed single storey extension to the rear corner of the house to provide a utility room, shower room and porch/entrance area for the approach from the garage at the rear of the property. Include in the works, replacement of all existing windows with Velfac composite windows and external works to form level patio area to the front corner of the house, adjacent to the existing living room. As well as landscaping to the rear enabling a more user friendly experience in accessing the garage. Private House - The Cabin A dilapidated pump house reimagined as a family dwelling. The proposed scheme is to create a subtle juxtaposition between the existing pump house to the new proposed scheme. The concept is to re-instate the original pump house enabling it safe for domestic use, and then have extension 90 degrees to the existing with the same ridge and pitch as the pump house in which will complement each other in mass. The scheme will predominantly have natural stone-faced walls to match the remaining existing walls of the original building with elements of exposed green oak timber framing to create a natural link to the surrounding vegetation. The roof finish will be standing seam zinc sheet with matching rainwater goods. Windows and glazed external doors will be high performance polyester powder coated aluminium/timber composite items. Internally finish will be mainly timber floor boards and white (colour subject to client’s approval) emulsion paint coated walls and ceilings, timber rafters and purlins will be exposed to create a contemporary barn aesthetic. The overall scheme is predominately lower than the existing ground level thus reducing the visual impact of the scheme. The surrounding site materials will be mainly resin bound aggregate and will support a sustainable urban drainage system thus not affecting the current surface water drainage on site. Additional tree’s and vegetation will be planted on the northern part of the site thus creating a private barrier from surrounding neighbours but also to replace the tress and vegetation that will be removed/used with building this house. Private House - The proposal is for residential development of a single dwelling with integral garage. The proposed dwelling is two-stories above ground, with an underground swimming pool/ games room basement. The client wanted a contemporary style house in which some detailing towards the local vernacular, which includes the hipped roof and use of brick. Private House - The proposal is for residential development of a single dwelling with integral garaging. The three storey dwelling is typical of dwellings on steeply sloping sites found within the Holme Valley. The height of the dwelling is such that only the roof will be visible from Woodhead Road. The applicant’s preference is for a contemporary dwelling, constructed with modern, innovative, sustainable materials, to provide an extremely energy efficient dwelling with very low carbon emissions. The private secluded location gives the opportunity to introduce such materials, without detriment to the character of the locality. Proposed extension and renovation of an existing 2-bedroom cottage in Farnley Tyas, Huddersfield, to create a high quality 3-bedroom family home. The proposals allow for a large extension in order to transform this small cottage into a family home and provide the space needed for current family living. Using the slope of the site to mitigate the height of the proposed extensions and hiding the garage underneath the living accommodation have allowed us to minimise the scale as much as possible. The layout of the development has been considered to maximise the views and minimise the impact on the Conservation Area setting and the existing properties role within this setting.
